How does roof cleaning work?
Roofs are one of the most neglected surfaces on a home, yet moss, lichen and black algae streaks don't just look bad, they hold moisture against the surface and shorten the life of your tiles or Colorbond.
We use a low-pressure soft wash treatment specifically for roofs. High pressure can crack tiles, lift them, or force water under the roofline, so we never use it here. Instead the treatment kills the organic growth and lifts the staining safely.
A clean roof dramatically improves how the whole property looks from the street, and from the air, which matters more than ever with drone real-estate photography.
We clean concrete tile, terracotta tile, Colorbond and other metal roofs across Sydney. Tile roofs tend to hold moss and lichen in the gaps and on the north and south faces, while Colorbond roofs show black streaking and grime that dulls the colour. The soft wash treatment is applied, left to work, then rinsed at low pressure, so there is no risk of cracking tiles, lifting ridge capping or forcing water under the flashing.
Roof washing is often booked before selling, before solar panels are installed, or alongside a house wash so runoff from the roof does not dirty freshly cleaned walls. Roof Cleaning, your questions answered
Will pressure cleaning damage my roof tiles?
We soft wash roofs rather than blasting them, so tiles, ridge capping and pointing aren't disturbed. High pressure on a roof can crack tiles and strip protective coatings, we don't do that.
Do you treat moss and lichen so it doesn't grow straight back?
Yes, our soft-wash treatment kills the moss and lichen at the root rather than just knocking off the surface growth, so regrowth is much slower.
How much does roof cleaning cost in Sydney?
It depends on the roof's size, pitch, height, material and how heavy the moss and lichen are. A single storey tile roof costs less than a steep double storey roof. You get a free, fixed quote from photos or a quick visit before any work starts.
Can you clean Colorbond roofs?
Yes. Colorbond and other metal roofs are soft washed to remove black streaks, grime and chalky build-up without scratching or stripping the coating.
Is roof cleaning the same as roof restoration?
No. Roof cleaning removes moss, lichen and dirt from the existing surface. Restoration involves repairs, repointing and recoating, which we do not offer. A clean is often all a sound roof needs to look good again.
How long does a roof stay clean?
Because the treatment kills growth at the root, a cleaned roof usually stays clear for several years. Shaded roofs and roofs under trees will see regrowth sooner.
How often should I have this done?
For most Sydney homes, every 12–18 months keeps mould and grime from taking hold, sooner for properties near the coast, under trees, or in damp, shaded spots. On an AW+ plan we track the timing for you so it never gets forgotten.
Do I need to be home while you work?
Not necessarily. As long as we can access the areas being cleaned and an outdoor tap, plenty of our residential jobs are done while you're out, we confirm everything beforehand and send photos when it's finished.
Are you fully insured?
Yes, AW Pressure Washing is fully insured, and we're owner-operated, so the person who quotes your job is the person responsible for the result.
Is the quote really free and fixed?
Yes. Quotes are free and fixed, you'll know the price before we start, with no hourly meter and no surprises on the invoice. A quick text with a couple of photos is usually all we need.
Pressure washing or soft washing: which will you use?
Whichever the surface needs. Hard surfaces like concrete driveways take high pressure; render, roofs, timber and painted surfaces get a low-pressure soft wash. We are trained in both and always match the method to the material.
